I've never understood using a term deposit as security for debt..
Like suppose you want 10M.
The lender says ok, put 5M in a TD and away we go, here is your 10M.
So the lender now has a maximum of 5M exposure.
How is this different/any better than just borrowing 5M in the first place, and combining this with your 5M in cash to get the 10M...
