WACR still too tight with relevance to the specific nature of the properties (ie not easily changeable into alternative use)
Lol HMC are the amongst the most aggressive in terms of getting their tight CAP rates, to protect short term property values.
Personally for those investing I would be inputting much higher cap rates (and lower valuations), to make sure the investment stacks.
Of course even with this 'hypothetical arm chair debate' look that the share price to CAP rates, significant discount to share price, so maybe bird in hand, feathers in the other.
