    a few posters on hot copper have saved me from poor investment decisions with well explained analysis. Hence why I use it and contribute.

    i think we all know there are some risks with HCW - more than most REITs currently. My post was to try to illustrate where the value still is as it is not worth noting!

    we are all making some guesses as management are holding back on some very important information.

    e.g. Bank guarantees? Normally that equals 6 months rent and should be listed as a liability as it is the tenants money which has to be paid back if they don't default on their rent. What is Healthscopes guarantee held? This is probably the biggest unknown for the current situation.

    what is the current situation on arrears? Are they still behind or have they paid up?

    I believed your first line was aimed at sarcasm . Disparaging someone's comments would have worked better if you hadn't confused balance sheet with a profit and loss statement but appreciated the effort in providing details to support your argument.

    HCW have sold circa $50M in property in the past 2 years (in their cash flow statement) which would provide some cashflow support if they chose to do this again- either to a developer or hospital operator
