    Landlord knows nothing about hospital operations. That is why operator has upper hand in negotiating.

    if it was a motel then any tom dick or Harry could have run it with management rights !

    this are hospital and they are classified under specialist REiT for the reasons. So no operator don't give rats about cost of construction as they have zero interest in constructing and they have zero interest in acquiring business with massive rental outgoing !!! So without rent reduction it makes no sense but sure HCW can offer 5 year rent freeze ( ) as alternative or perhaps provide free electricity or 15% rent reduction which they offering now anyway !!!

    ig HCW don't make a deal then loser is HCW not the operator because without renting this hospital they are running their business at profit anyways so why bother ?

    for all hospital new business owner can tell HCW if "if you don't like rent then run it yourself"
