All your mathematic is based on NTA, which was calculated without considering fact that one of the biggest tenant is falling behind rent !!! it also ignore fact that one of the biggest tenant is under receivership and administration... it also doesn't include duration and time it takes for things to turn around and current debt level after one of the tenant started falling behind their rent.. and importantly prospect of new tenant may ask for discount to current rent so there are plenty of "if" and "but" in the equation which suggest share price is high until market get clear picture of companies' books and what is happening with healthscope properties !!
