My thoughts exactly.

Although I think the Dems have failed to live up to their campaign promises thus far regarding Cannabis (no surprised considering their sheer incompetence) I believe there is scope for a turnaround in the latter part of Old Joe's tenure.

I could see this becoming a real focus for them in the upcoming couple years especially as they try to secure votes from the younger generation in the next election.

I think given that + cycle lows + strong HGV balance sheet = enticing R/R for an investment case into the sector here and in HGV specifically.
