Bomb disposal is as hit and miss as getting assumptions right in a feasibility study for an UG mine. You can never be certain what you are going to find.
Worth noting that adding debt that has to be repaid on time or the lender takes all when the chips are down is not a good place to be with Mining or Agricultural enterprises.
Your copper play seems to be waving a big red flag in that department.
maybe time to "take your vitamin pills and put your helmet on".
