    low gearing means it can withstand the storm of non-payment by the tenant
    big question is what rent guarantees are in place and how long the default will continue/ what restructuring of the leases there will be
    interest rate cuts coming should help alot though , as it will increase val of underlying assets based on cap rates
    it also may help Healthscope's solvency although that is a bit of a hail mary
