    Ok so you might need to walk me through the bonds comment.
    Is it because REITS are a reasonably safe-ish asset but start getting replaced by a safer asset e.g bonds due to rising yields. The yields in REITS need to improve by as much if not more otherwise money flows away? Therefore the only way for that to occur is through increasing Divs by the companies or SP reduction? We know Divs aren't easily increased so it's the SP that takes the hit. Am I on the right page?

    As far as being a slow growing stock it's currently sitting at close to 9%pa over 5 years excl divs so I think anyone would be happy with that.
