    I'm not qualified to give advice however in my opinion HCW has sufficient risk already factored into the price to make it a buy sub $1.

    Generally IMO any yield 7%+ on a REIT is a good investment unless it has a stressed Balance Sheet.
    So HCW distributions can fall from 8.2c to 7.0c (approx 15%) to meet this criteria.
    Any changes to the Healthscope property leases IMO wouldn't likely result in a greater than 15% drop in distributions.

    Property should always be considered a long term investment ie 10 years & REITS are currently at the bottom of the cycle now that interest rates are falling.
