its a low quality fund manager. a bottom feeder. Assets mostly B or C or Z grade e.g. data centres are low quality and Healthscope properties is Z rated junk/ complete and utter garbage.
Compare to higher quality fund managers like MQG(mostly infrastructure) or CHC (mostly A grade commercial) and their prices are holding reasonably well.
