Without know much, if, in some US states one can just hand the keys to the house to the bank lender to be bank as well as the debt (non-recourse loans) and walk away. There is also a much kinder 'bankruptcy' process in the US.

10 year history of shares outstanding: there is no consistent dilution of shares through capital raisings: good.
10yr history of RoE and RoC: lumpy but overall decent, but notice the deterioration over the last few years.
Maybe a case of management being forced to be seen to act, buying up ledgers in the wrong part of the cycle. Instead of waiting.
