Yes that's my interpretation, the transition fee is there to protect holders other wise there is risk that large funds/players could buy now below the NTA and then sell once its delisted which would provide risk for holders and may force liquidation of assets hence the purpose of the fees plus 5% caps that are to be in place.

In regards to distributions come June these will likely be reviewed and you may recall the current distribution has a capital component which was designed to try and close the NTA however now that it will be traded at NTA there will be no need to include this component so its likely the yield will drop from 9.5% odd to perhaps around 6%. The flip side of this though is while the distributions will go down the capital return will go up and hopefully more so given the current cycle.

As with all investments there is risk but for me this offers a good alternative and diversified investment upon which the monthly returns I will use to compound in to other investments.

(The above is my general view and suits my agenda it may not suit every one else's so do your own research)

will they pay a dividend to unit holders during the first year unlisted do you know?
