Not sure where you are seeing freehold pub interests trade at a 7% average cap rate but that would be news to the valuers who use comparable transactions when conducting their valuations.
Redcape's average cap rate of 7% is NOT comparable as it includes the operating earnings of the pub in addition to the freehold. I.e. Is a blend of freehold and leasehold cap rates. Obviously leasehold cap rates should be MUCH higher than freehold.
