That property JV has high quality long term tenants (e.g., Amazon) in western sydney, and that has the potential to bring strong dividends way beyond anything happening in 'bricks'. This is (small) part manufacturer, bigger part investment trust, bigger part REIT-style business. So you're buying something quite diversified, fairly defensive. Changes in construction fundamentals will be a driver of the SP here given the skew to property sector e.g., property JV but of course also housing / dwelling starts to sell bricks and other building products.
Plenty of upside.
