Personally I think there is a bit of comparison trading going on. eg I'm sure you've seen the SP of REA group and that is just listings in Australia. I Property you have a multinational in areas with much bigger populations. More competition potentially but plenty more room for competition.
I reckon getting into the next REA at ground floor is very appealing to many people.
Another point REA is laso very overvalued currently but no sign of slowing down any time soon.
