Yeah, I forgot about the divy. But the calculation still doesn't work out unless they are grossing up the dividend or something else. Any ideas or is this just stretching the truth just a little bit? 4.2% is a little way from 4.9%. Similarly, the annual return is not quite right either. I calculate 26.83% not 28.1%. They must be adding any franking back in. Is this what all managers do?
