CQE did a fist full of long term fixed increase lease when inflation was at the lows. 15, 25 years for one book of centres. ARE is nearly all market reviews over the next 5 year and not do many doubtful assets.
Fixing rent for long term and borrowing three years is simply selling long buying short. Once again s reit outsmarted themselves to the detriment of unit holders.
