HaKa, (still having trouble with my reply link button) I Just trolled up a note i posted to Falcon back in Oct. the numbers therein were obtained from a serious west end property investor/farmer active in the market at the time. Whilst i do not recall the specific amount he had a substantial whack allowed for the re-habbed land to "settle' after the radical return to farmland from trees - a couple of years wait at least.My post back then was:"falcon; yes KPT say worth $3000ha but in what condition? it is not worth that net to KPT by a long way. My $1500ha is KPT margin, based on recent sales of land at west end of KI. In other words $4500+ for land with burnt trees less $3,000ha to remove and rehab and no income for first 2 years re-establishing pasture by purchaser gets us to the sale price to KPT for burnt trees of $1500ha. I tend to agree your reasoning re insurance. Insurance paid out is for loss. If KPT then make a profit very interested to know what claim insurer has on that profit."
