Thats very true - it's "lowish" in terms of what it might be, maybe fair in terms of its currently reality and, had we been clearer about where things really were over the last 10 years probably well over priced for most of that. The risk - price mechanism has been wonky at best. The term "imminent" has taken on near-mythic meaning!
