Fair comments. Just fyi, I wouldn't treat a 2.5% spread over a 'risk free rate' as a compelling proposition - at any time. Truth is, 'risk free rates' are looking rather risky, as you allude.
I, personally, fwi, treat a 5% spread over the 'RFR' as attractive. But rather than using long-term govt bond yields as my reference, I tend to use long-term high grade corporate bonds (which can be expected to have some risk premium embedded in them).
