I follow Charlie Mungers advice when viewing a business proposition "Always ask what can go wrong"
So I keep kicking the tyres on EQR. But I really cant see (at this stage) what is the downside.
I believe it is the proverbially $100 dollar bill, laying on the pavement, and nobody picking it up because it cant be genuine.
Once a couple of funds get on board it will be all on. That shouldnt be too far off.
