Yep - I have no problem with what you are saying.
Throw in:
Increased stock holding costs in transition to new w'house,
Increased obsolescence in seasonal and food items,
Loss of sales as unable to supply items on a timely basis,
Loss in moral as key people who know what to do disappear,
Increased costs in new w'house as w'house operator charges more for "out of spec" operational requirements, etc etc
I have seen it all before and there is very little upside and a very large downside.
As I said before it has potential “Cock Up” written all over it. Complete new warehouse operations are difficult at the best of times. This is in the key Sth East corner of Australia which must be more than 50% of sales. Doesn't take much for key warehouse efficiencies metrics to head south very quickly and the estimated full year savings will disappear like chocolate at a kid’s birthday party.
The more I think about it the more I don't like it.
