Can you access millions of dollars of cash quickly to buy tens of millions in stock - most people can’t as they are asset rich and cash poor.
If I have 20 investment properties - I would need to refinance every single one to try to raise that cash and most people are not prepared to do that no matter how much you get paid.
The buy in is good.
