Really have no interest in debating this with you but I think you need to fully understand what happens to existing share holder value if a JV is required to get a mine off the ground.... Do your research, understand the massive dilution, understand what this does to your investment value. This scenario is never a pretty picture for existing long term holders.
Anyhow each to their own, I will be watching from the side lines to pick a "Re-entry" point. I highly doubt it will be before 2025.
