Should have added, zwu, that under most Aus land title systems the title to property includes the timber on it.
To separate timber ownership from the land ownership requires an instrument on the title (like a caveat) called a Forestry Right. The word "land" therefore means both timber and the ground they stand on unless there is a forestry right to separate their ownership.
