Land access is the risk. Nothing new here. Impossible to chart an exact timeline because there are unknowns (e.g. negotiation process).
Largely impossible to tell exactly how long it will take, but even if the landowner attempts to maintain radio silence or refuse access - it simply goes to arbitration which can end in her being (essentially) forced into providing the access anyway.
She owns the land, but not the minerals underneath.
