Those are fair comments, sammy001. I don't remember details of the Italian project, but I'll look back. What you say rings true.

PHK has damaged itself over the years by offering a menu of delicious dishes outside their restaurant. When shareholders go inside to order a dish that entices, they find that it is off.

No explanation. A promising project just disappears.

Let's hope PHK learns.

PHK - if you are reading this - we expect you always to be negotiating here, there, and everywhere.

Some negotiations will succeed, some will fail. Just please don't entice us with potential failures.
