Land sale to Northern Water only:
"Iron Road will receive land acquisition payments of circa. $3.33 million for the 89.55ha desalinationplant site, 5ha pipeline easement and 9ha transmission line easement."
Land sale to AMP only:
Commercial negotiations between the Company and Amp Energy (Amp) are continuing and a proposed
transaction structure is broadly in line with the terms first announced on 12 April 2023. The proposed
arrangements with Amp include the option for Amp to purchase a total area of land approximating 630ha
owned by Iron Road via staged arrangements to facilitate Amp’s Cape Hardy Advanced Fuels Precinct
within Iron Road’s 1,207 ha Cape Hardy Industrial Port Precinct. The consideration for the sale of land is in
line with the independent valuation ranges provided in the Company’s announcement on 5 February 2024.
630ha @ $35,000 to $45,000 per ha valuer's range.
630ha @ at lowest valuation of $35,000 = $22m which is a 3rd of the market cap. (conservatively)
The remaining 473 ha(1207-90-5-9-630) valued @ $45,000 being the prime harbour precinct land = $21M which is a 3rd of the market cap.
Total Land value: $3.33m + $22,05m + $21,285m = $46,665m (5.7c per share) which is 70% of the market cap.
