If I have any concerns they are
1. They seem to regularly raise at $1.60 which curtails any capital growth (not the main objective of a QRI investment but nice to have). On the other hand I have participated in these and increased my holdings and it does let new investors like you get in at around NTA so not all bad
2. As interest rates rise there may be a temporary period where the share price drops below NTA as the circa 6% QRI yield is not as attractive vs other investments - I think this would only be temporary as any new loans by QRI would attract higher interest and the QRI returns increase over time (they used to target 8% )

All up I have been very happy with QRI

I came across QRI on an ideas list by Bell Potter for 2022. After also doing some homework myself, I agree with your findings.

Also good to see from the latest performance update Nov 2021, have been multiple transactions with repeat borrowers with demonstrates good track record.

It shows some comfort to me they have robust practices in place in their loan assessment given no impairments and consistent distributions
