well only thing I saw in the Reports which bucked the trend is that in calculating their new Valuations they actually tightened their Cap rates which in effect increases the value of their assets and makes their gearing look better. In reality most REITS have increased their Cap rates recently and therefore have devalued there assets. I'd be interested if anyone knows whether NSR used external valuers to produce these numbers or is it NSR doing the numbers. To me this is a takeover play as this share price is quite hot atm. Today Goldman Sachs cut price target to $1.54 Macquarie cut target to $1.35 and Morgans increased to $1.83
