As at close of business on 5 December 2012, the unaudited net asset value per
share calculated in accordance with the AIC formula (including current
financial year revenue items) was 479.3p and the net asset value per share
including debt marked at fair value was 473.9p.

As at close of business on 5 December 2012, the unaudited net asset value per
share (calculated excluding current financial year revenue items) was 474.2p
and the net asset value per share including debt marked at fair value was
468.8p.
