Sheffield also told how one of his biggest learnings was to divide up the land and give each investor its own non-working interest which allowed them to control their risk. Doing it at entity level (ie company with overall land ownership) is not the way. As time went by and cashflow turned increasingly positive, he outgrew his investors and sold down less and less.
