i think the margin will have more to do with short term exchange rate swings, the money is raised on the international market, not aus., so it isnt such a bad deal in fact after currency adjustment the rate is lower than 1 year ago that i believe is the reality.
as for full refinancing without a suitable lvr and free cash to support any proposal, it would just be gambling so there is a real need to show a plan,to have assets sold or near sale before any long term capital raising can take place.
no different to bridging finance when between houses,the long term contract is in place after completion of settlements.
might be a simplistic outlook , but its very close to the reality,dont be too alarmed but keep playing the market, the instos will
