    Unfortunately I can't get past the low returns being generated on said land & buildings. It's not as if those assets are surplus to operational needs. It's not as if they can be sold off (without shutting up shop - which won't help anyone). Ultimately, as you say, it depends on the strength and rapidity of the cyclic reversal (feed & reduced supply). I agree. But then, a few years down the track and what, we are in the same place?
