I assume some of these discussions about NAV (like the one on Money of Mine linked above) are using a lower gold price like $1750 AND the high discount rate (12%).
Seems a little unfair to use both, especially since both factors are actually working in valuation's favour currently with bond yields trending lower and gold prices higher.
