If the project is uneconomic it stays in the ground and that is obvious - you are been very conclusive that your DFS in your head has an IRR < discount rate used. That is your DFS in your head indicates you have already done all the METs and project design to make that project uneconomic (and obviously you have already established an MRE including grade etc etc). So it is reasonable for posters here to ask you to detail your clear and obvious assumptions to costings - infact you can save TIROS the trouble by sending your project specific DFS to them.
In other words, I don't jump to conclusions like you. Time will tell whether TIROS is viable or not.
I am not focused on MEI or VMM - you seem to be infactuated with anything not VMM or MEI as it clearly comes across as you saying please invest here not there.
