Wow! I hope the due diligence is of quality because this hotel is a mess! Looks great from the outside but the rest is not up to its 4 star rating. We are talking about the Philippines! Wot of the 60/40 ownership laws! $25 million is way over the top. USD5 million profit guarantee per year is amazing but wot percentage will FCG secure?! Who will guarantee this $5 million?
Too many issues and the management are not up to standard. The hotel too far from town and not much to excite anyone. The casino players from Asia want the entire package not just the roulette table. Hotel rates are in the middle stream of payments and Asians want top quality. This hotel needs a face lift and that costs another $25 Million. Ouch.
I like the idea but this is a messy one and time to run away not walk away from!!
