Possibly a bit of a long bow stretch to compare the real estate auction market, but when a property sells before auction it generally indicates a buoyant market with eager (astute) buyers entering the market - at least early in the upward cycle before the market really heats up and running the auction becomes necessary to obtain the new hot/record price.
