I agree, given employee expenses need to see that cost base turn into a revenue base through facilitating sales.
Interesting piece from a research house on NXT, demand is strong and capacity is being absorbed, utilisation at their facilities now close to 90%. One of the constraints they are seeing is finding plots of land. Can DXN revisit their thinking on the Melbourne site assuming more power can be obtained?
Can NXT build fast enough? NXT needs inventory to sell,and because of the
strength of demand across retail and especially hyper-scale markets, we see risk
that NXT may run out in S2and M2 before new centres go live. The constraints
on new inventory are 1) finding plots of land and 2) management capacity,given
the volume of new-build projects. In our view, these constraints are binding
