You do not want it to be 95 percent de-risked if your a investor.
If it was 95 percent de-risked most of the value would be baked in the price already.
If I thought this was 95 de-risked I would not touch it because there would be no upside as we would be near the top.
Some of your ramping is counter productive if you are trying to encourage buyers.
One other thing, no one asked me whether the roulette wheel on the weekend for red or black was rigged or not in the houses favour
