Yep - 10km of new haul road to get to an existing one - probably have to pay a fee including a share of the maintenance on the existing haul road for using it if it belongs to a third party and not the state.

Mine gate means you effectively sell your product to a third party either at your own mine boundary with them shipping the product or you sell at their mine gate which looks more likely in which case you need to ship to them. Obviously you get a different price for your product depending on how far down the logistics chain you bear the costs and ownership risk.
