It is an interesting point that almost exactly 2 years ago the price for the Kepong land was around RM7.2m per acre, whereas this is about RM9.7m. It would be interesting to understand how much of this 35% premium is due to increases in the underlying land price and how much is due to the approximately 4km closer to the city the newer parcel is. Hopefully it is primarily the latter, Sentul looks a pretty convenient spot.
The recent 16.8 acre purchase at Jalan Ipoh was around about RM7.8m per acre, but it is even further out (and in a different direction), so less comparable.
Certainly wont have to worry about running out of land for a while anyway, we seem to still have around 120 - 130 acres to develop.
I shudder to think what the land value for the undeveloped portion of Bangsar South must be worth less than 5km from the city centre - Eternalgrowth
