Also I think discount rate used in calculating DFS is too low at 10% (in a low inflationary environment with high interest rates not expected to be sustained). We now (have the ability to) borrow at 12%, and debt is generally considered cheaper than equity, so expected return on equity might conservatively at least 12%, if not more (latest economic forecasts expect a sustained inflationary environment and high interest rates, hopefully not but that's a real possibility definitely one not too wild).
Might need to revise the DFS figures with a discount rate of 12-15%?
