not necessarily. Depends on the wording of the JV agreement. As part of the due diligence when entering the JV MCT would have had to satisfy itself that the leases were in good standing and may therefore assume any future liability on the JV pro rata percentage.
I've seen contracts cut both ways on issues like this.
