I think TEN had alot of debt and not such a good income flow, I never held TEN.
MYR dosnt have a debt problem, the Main Problem for Myer is the cost of rent .
Its Ok paying high rent if the profits are growing, but if they slip then rent is the thing that should really be reduced.
A bit of talk about Realestate pulling pack etc and rents lowering in domestic Real Estate.
So hopefully as new rent Contracts get negotiated that there could be some reductions in rent cost, or otherwise hand back some of the size in the store footprint from the landlord to reduce rent burden.
Its prettey easy to see in the store that 20% or 30% of store size could be handed back and squish the stock lines into a smaller footprint.
That dosnt seem like rocket science to achieve in the near term, assuming there are some expiring leases due for re-negotiation.
