Scottm as you are the EQR expert on this tread on everything positive how about a balanced view. You follow 2 stocks over many years SW1 an EQR both you are always positive on. While both Company's have had massive price drops since you bought in. Some investors never cut there losses and just double down with their investment. This is fine to lose your own money, but new investors reading your posts get an unbalanced view of the future and they may lose money following your only positive posts. Your track record has no winners that I see especially these two Company's. Let investors know it is only your opinion and you are down from your investment .2.8 cent is what the market values EQR at this point in time. I like your positive nature but if you were critical some times, like over the last 12 years many mistakes have been made. Investing is about making money sometimes we make bad investments, cutting your loses and moving on to a better investment is an important learning curve. Some investors never admit mistakes and go down with a sinking ship.2.8 cents is a good entry level for EQR I would recommend buying at this level. CHEERS
