I think that's to handle normal closing issues (like when buying a house and your inspection report notes certain items which seller then fixes or reduces price as agreed on closing).
Still wondering why SEA would want the property (other than perhaps they have negotiated such a good deal it was too good to pass up). Money is being made somewhere.
