    yes thats pretty much what i just posted.

    its funny - my first instinct was to push back on the future mill value. but you know what - the reality is capital item shortages for mill construction have been mentioned to me as a real issue

    and if i took 2007-2011 as a pointer - capex costs rose ~3x in ~5 years

    so not totally out of the realm of possibility
