    I assume you mean one, two or three quarter (not month) delay from now.

    The problem here is uncertainty. It becomes like a start up with costs to be determined and prices when starts also uncertain.

    Once a timeline is fixed the market may rerate, but cautious new investors will avoid I am afraid.
